Occupancy Budget Sheet
As a Business Community, UTEC has some unique features that typically make it very economical to be here. To better help you understand how these features will work for you, we suggest that you fill out the following form using the information you obtain when you view the spaces you are considering and the information and price lists included in the UTEC Prospect Information Package. This will help you get a sense of the 'nuts and bolts' expense of being part of UTEC.
First remember that UTEC is a 'Gross Lease' facility in that the per-month rental price quoted to you on any Suite includes heat, lights, wall socket electricity, air conditioning, ventilation, and all upkeep of mechanical systems and common areas (hallways, lavatories, etc.) and grounds. If there are items of built-in furniture, storage cabinets or equipment in the space, they are part of the deal too, unless called out otherwise in the lease. We even pick up your trash several times per week. There is no 'recapture' arrangement in the lease if we slip up on our budget. Your rent covers all of these things! Also, when we give you a space measurement tied to your rent, the dimensions may include some wall thickness but not a portion of the hallway. In that way also we are considered a 'Gross Lease' facility. What you see is what you get and it is the basis for what you pay for! Make sure you ask for those "hidden" costs if you call others for quotes.
